Rs 40L plot vs Rs 1Cr flat: Which actually gives better returns over a 20yr horizon?

The plot seems cheaper upfront, but I know construction costs will add up. I plan to take a composite loan if I go the plot route.
Strictly by the numbers, does buying land and building a house beat buying a ready flat over 20yr?
Let us look at the math for a Rs 40L plot. After stamp duty, registration, and legal fees, the plot actually costs Rs 43L. If you build a 1750 sq ft house, base construction at Rs 2500 per sq ft costs Rs 43.75L.
Adding site setup, utility connections, interiors, and a 20% contingency fund brings the total cost of the plot and construction to Rs 1.2Cr. If you take a composite loan of Rs 94L at 8.5% for 20yr, your EMI is about Rs 85k. Total loan repayment over 20yr is Rs 2Cr.
Adding your down payment and recurring expenses like property tax and maintenance, the grand total cost of the independent house is Rs 2.4Cr. Assuming a 7% annual appreciation, the property value over 20yr becomes Rs 4.6Cr. Subtracting your Rs 2.4Cr cost leaves a net gain of Rs 2.2Cr.
Strictly by the numbers, the plot wins with a cumulative gain of about 90% compared to the flat's 48%. However, building a house is a logistical nightmare involving contractors and municipal approvals. You must weigh the higher returns of a plot against the sheer convenience of a flat.
