I work in IT and want to buy a Rs 1.5 Cr flat in Bengaluru. Is my job safe enough for a 15-year EMI?

I am 32 and working as a mid-level engineer in a top IT firm in Bengaluru.

I am planning to buy an apartment worth about Rs 1.5cr.

My current salary can easily cover the EMI and I have the down payment ready.

But I am reading a lot about AI taking over coding jobs and stealth layoffs happening.

Should I commit to such a massive loan right now?

Committing to a long 15-year EMI requires absolute certainty about your future cash flows and the IT sector is currently facing a massive structural threat from Artificial Intelligence. India took a very unique services-led path to growth primarily driven by IT services. This sector created massive employment which fueled domestic consumption across real estate and automobiles.

Today AI threatens to decimate these exact jobs. Stealth layoffs are already occurring across the industry. Companies are quickly realizing that cheap AI subscriptions can perform the tasks previously handled by entry-level and mid-level engineers.

If your job is heavily reliant on routine coding or tasks that AI can replicate your future income is at serious risk. Taking on a Rs 1.5 Cr liability assumes your salary will only go up over the next decade. If the bear market persists and IT companies face margin pressures they will aggressively replace human capital with AI tools.

You need to implement zero-based budgeting in your personal life and build a massive emergency fund before locking yourself into a heavy real estate EMI. Wait for the industry to stabilize and see how your specific role evolves alongside AI before making a 15 year financial commitment.
