The going rate in the society is around Rs 45k per month.
I already fall in the 30% tax bracket with my regular salary.
Will this entire rental income be added to my salary and taxed at 30%?
Let us look at your specific numbers to see how this plays out. If you rent the flat for Rs 45k per month, your gross annual rental income comes to Rs 5.4L. Instead of taxing this full amount, you get to apply that 30% standard deduction to account for maintenance and repairs.
Subtracting 30% from Rs 5.4L removes Rs 1.62L from your taxable base. This leaves you with a net taxable rental income of Rs 3.78L. Only this Rs 3.78L is added to your overall annual salary.
Since you are in the 30% slab, you will pay tax on that Rs 3.78L rather than the full Rs 5.4L you collected. This makes renting out inherited property much more tax-efficient than most people assume. Just remember that while inheriting the asset itself is tax-free today, generating passive income from it does require this bit of tax planning.
